We're delighted to offer you this spacious and welcoming 67 sq. m., 3-bedroom, walk-through apartment, ideally located (ski-in/ski-out departure from the residence), with top-of-the-range amenities and a particularly well-appointed layout with a highly appreciated day/night corner separation.
You'll be greeted and guided from the moment you arrive at the parking lot door, then accompanied until you enter the apartment.

1) LOCATION:
.T3-cabin for 6 real beds, with a large bay window offering a breathtaking view of the slopes, double orientation East and South allowing continuous sunshine from morning to evening.
. On the 1st floor with elevator, in a recent luxury residence (delivered in 2015).
. A detachable chairlift awaits you 50m downhill to take you to the top of the resort at 2400m.
. The "Skyvall" gondola link is located 50m from the residence: Loudenvielle, its lake, shops and spa center can be reached in 9'.
. Secure toboggan run for children and "Piou-Piou" area just opposite the residence.
. ESF office and lesson meeting point 50m away, visible from the terrace.
. Ski equipment rental, Spassio-balnéo (access only during school vacations, subject to change, please ask directly at reception), bakery, restaurants and doctor's surgery on the residence's ground floor.

2) EQUIPMENT:
. 1 fully-equipped kitchen: large fridge with freezer compartment, microwave, oven, 4 ceramic hobs, dishwasher, extractor fan, electric and Senseo coffee makers (soft pods), toaster, kettle, 1 raclette machine, waffle maker/croque-monsieur, fondue machine and crepe maker. All the main condiments (salt, pepper, oils, vinegars, powdered sugar, coffee, tea and herbal tea pods) as well as all the household essentials (including dishwasher tablets and detergent pods).
. 2 large bedrooms, each with 1 double bed 160x200 (comforters 220x240, pillows 65x65) and built-in storage.
. 1 bedroom-cabin with 2 bunk beds 90x190 (comforters 140x190, pillows 65x65) and built-in storage. The high bed is not suitable for children under six (decree 95-949 of 25/08/1995).
. 1 dining area with 80x180 table.
. 1 bathroom with Italian-style whirlpool shower and massage jets, towel warmer and hairdryer.
. 1 lounge area with 100 cm wall-mounted flat-screen TV, DVD player and TNT. Possibility of renting 1 Wi-Fi box from the Maison de Peyragudes located in the hamlet of Balestas at the entrance to the resort, 300m walk from the Valnéa residence (contact them directly for confirmation). Otherwise Orange and SFR (at least) have 5G in the apartment.
. TV (TNT and Sat Europe) in master bedroom
. 1 separate toilet, washing machine, vacuum cleaner, baby cot
. We leave a few board games, children's books, DVDs and hiking guides at your disposal.

3) OUTSIDE:
. Large 12 m² south-facing terrace facing the slopes, equipped with garden furniture (table, chairs and armchairs), snow shovel and toboggan.
. Ski-room on ground floor with private ski locker. Skis can also be secured outside the locker: in this case, please provide a padlock.
. 1 parking space at -1 covered level with immediate access to elevator or staircase (15m away).
. NEW 2025 (September) : Electric vehicle charging point on underground parking space

4) A FEW REMINDERS:
. Pets of any size are not allowed.
. The apartment is strictly NO SMOKING.
. Ski boots, skis and poles are FORBIDDEN in the residence and therefore in the apartment.
. Don't forget to put the comforters on the beds in the fitted covers you'll need to bring with you (bed linen and household linen can be rented as an option).
. The tourist tax will be calculated at the time the contract is drawn up, according to the number of adults present, and will be payable in addition to the rent.
. A deposit of €750 is required, which will be cashed 1 month before arrival and returned within two weeks.
. The rent does not include the MANDATORY "cleaning" service, which is provided by a professional company at a cost of 110€, and is payable in addition to the rent.
